There is little developable space within Leamington for house building on any large scale therefore we concentrated on looking at ways to utilise what we already have and making better use of it i.e. infilling, changes of use, brownfield sites, self build. Leamington has a rich array of housing styles from grand Georgian villas to Victorian terraces, from interwar council houses to 1960s/70s high rise flats right through to modern housing estates.

Regeneration opportunities are limited so within this theme we looked at:

  • Tenures and types of housing needed
  • Affordable and social housing provision
  • Number and density of houses required
  • Urban design
  • Sustainable energy
  • Conservation area/heritage assets
  • Use of brownfield/industrial sites
  • Limits of development
  • Houses in Multiple Occupation
  • Student accommodation
